First legal mortgage over the freehold property known as the old mid sussex creamery, sheffield park, uckfield which is registered at land registry under title number ESX193521. All present and future rights, licences, guarantees rents, deposits, contracts covenants and warranties relating to the property, all licences consents and authorisations held or required in connection with the chargors business, all rights and interests of the chargor in, and claims under, each insurance policy and all proceeds of each insurance policy and all proceeds of each insurance policy, all its present and future goodwill and uncalled capital, al the equipment with the benefit of all manuals, instructions, warranties, licences and maintenance agreements relating to it. All intellectual property, all books debts, all investments all monies from time to time standing to credit of its accounts with any bank, financial institution to other person, where any leasehold property is charged any present or future right or interest conferred upon the charge in relation to such leasehold property. Charges to the lender by way of a first floating charge, all the undertaking property, assets and rights of the chargor at any time not effectively mortgaged, charged or assigned.
