The sum of £10,250 is charged in respect of any failure by the tenant to pay the whole or any part of the rent reserved by the lease dated 16 september 2008 and made between craftrule limited and meltons limited as well as any interest payable to the landlord or any other money due in consequence of any failure by the tenant to observe and perform the covenants and obligations of and the conditions binding on the tenant contained in the lease or the determination of the lease before expiration of the term by forfeiture or disclaimer of any liquidator or trustee in bankruptcy of the estate of the tenant.
