1. | ACCOUNTING POLICIES |
|
Accounting convention |
The financial statements have been prepared under the historical cost convention and in accordance with the |
Financial Reporting Standard for Smaller Entities (effective January 2015). |
|
Turnover |
Turnover represents ground rents received. |
|
Freehold investment properties |
Investment properties are included in the balance sheet at their open market value in accordance with Statement |
of Standard Accounting Practice number 19. Changes in the market value of investment properties are included |
in an investment revaluation reserve unless a deficit is expected to be permanent in which case that deficit is |
charged to the profit and loss account of the period. |

No depreciation is provided on freehold investment properties in contravention of the Companies Act 1985. This |
treatment has been adopted as, in the opinion of the director it more fairly reflects the nature of the assets. |
|
Property service charges |
In accordance with the lease terms, service charges in respect of maintenance and other costs are made to the |
lessees of Gabriel Court and Clevedon Villas, the companies investment properties. These monies are held in |
trust for the lessees. Income and expenditure from these transactions is shown in separate service charge |
accounts for the properties that do not form part of annual accounts for the company. |
