The following reproduces the text of the report prepared for the directors in respect of the company's annual |
unaudited financial statements, from which the unaudited abbreviated accounts (set out on pages three to four) |
have been prepared. |

In order to assist you to fulfil your duties under the Companies Act 2006, I have prepared for your approval the financial |
statements of Raymond Road Estate Limited for the year ended 24 March 2015 which comprise the Profit and Loss |
Account, the Balance Sheet, and the related notes from the company's accounting records and from information and |
explanations you have given me. |

This report is made solely to the Board of Directors of Raymond Road Estate Limited, as a body, in accordance with my terms of engagement. My work has been undertaken solely to prepare for your approval the financial statements of Raymond Road Estate Limited and state those matters that I have agreed to state to the Board of Directors of Raymond Road Estate Limited, as a body, in this report in accordance with the requirements of the Association of Chartered Certified Accountants as detailed at http://www.accaglobal.com/factsheet163. 1. | ACCOUNTING POLICIES |
|
Basis of preparing the financial statements |
The company acts as a residents management company for properties in Raymond Road London. As an agent |
the company does not include the service charge transactions. These are included in a separate set of service |
charge accounts which leaseholders may obtain from Encore Estates Management Ltd, 2 Hills Road, Cambridge, |
CB2 1JP. |
|
These accounts include transactions that purely relate to Raymond Road Estate Ltd |
|
Accounting convention |
The financial statements have been prepared under the historical cost convention and in accordance with the |
Financial Reporting Standard for Smaller Entities (effective April 2008). |
|
Deferred tax |
Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance |
sheet date. |
|
Freehold property |
The company owns the freehold of 44 flats and 31 garages at Raymond Road Estate. |
|
The company was formed to secure control of the freehold on behalf of the leaseholders. The members, who are |
also leaseholders, have contributed a sum of money towards the purchase of the freehold, for which they have a |
£1 ordinary share in the company and an extra 125 year replacement lease. The intention of the company, now |
that it owns the freehold, is that members can extend their leases for minimal cost in the future. |
|
The value of the freehold is attributable to ground rents and to the fees from remaining unextended leases. The |
book value of the freehold thus diminishes each time a lease is extended and the leaseholder becomes a member. |
|
Revenue recognition |
Income represents net ground rent charged. |
|
